We welcome our new tenants from all over the world to the student halls of Studentenwerk Dresden!

For most of you it is the first own tenancy and you are confronted with many topics around the tenancy agreement. Whether you want to move, extend the contract, terminate it, order repairs or broadcasting fee - here we explain how it works:

Upon arrival you have received your welcome folder with your contract documents and further information. The General Terms of Tenancy Agreement, the House Rules and Regulations for use of the student halls are also available online:

You have also received a document called housing provider confirmation (German: Wohnungsgeberbestätigung) from your caretaker, on which he has noted your specific move-in date. Please arrange an appointment online at a citizens' office (German: Bürgerbüro/Einwohnermeldeamt) as soon as possible in order to register your new place of residence with this housing provider confirmation. You are legally obligated to do this registration:

If you are aiming at registering a secondary residence, please be aware of the fact that the city of Dresden Görlitz and Zittau raise a so-called Second Residence Property Tax (German: Zweitwohnungssteuer). In all accommodation contracts it is noted whether the student hall place is subject to second residence property tax or not in case of such registration.

Even if your accommodation contract is valid for the entire standard period of study, you must prove your eligibility for housing within the first two months of each semester by submitting your certificate of enrollment. Simply send this as an email to the Rental Division, for the winter semester by November 30 at the latest and for the summer semester by May 31 at the latest. Please also report immediately any changes affecting your bank details. The rent is always booked on the seventh of the month.
