Why do I have to authorize a SEPA direct debit mandate before concluding a rental contract?

At Studentenwerk Dresden, SEPA direct debit is the general form of rent payment and a prerequisite for concluding a rental contract.

The following applicants who do not yet have a place of residence in Germany can apply for accommodation without SEPA direct debit mandate, but must open an account at a bank of their choice in the first few days after their arrival in Dresden and then authorize us with a SEPA direct debit mandate:

  • Foreign applicants from the SEPA payments area who do not have a bank account managed in euro (e.g. Czech Republic) or whose bank does not allow SEPA direct debits (e.g. Poland)
  • Foreign applicants from non-EU countries (e.g. China)

The SEPA direct debit mandate for rental payment will become effective only upon conclusion of a rental agreement (after conclusion of a rental contract). If a rental contract is not concluded, for example if you back out of the application on time and in due form and thus cancel the accommodation, the SEPA direct debit mandate will not become effective; in such cases, we will also notify you of this in writing.
